【時報記者郭鴻慧台北報導】限貸和調升房貸利率雙管齊下，買氣轉向觀望態度，6月4都會區房市量能再減，今日台股雖站上9500點，但營建股仍難匯集人氣，個股仍陷入狹盤，高價股多壓在平盤下方，以中低價位個股表現為主，類股逆勢下跌。

若以6月成交狀況來看，北市中正、大安、松山與中山等精華區量縮減少，文山、南港、士林等區域仍在激烈盤整，以目前狀況來看，短期內政策性變因必定促使買氣萎縮，也將把投機客戶陸續逼出市場外，房市盤整難免。

從年初8000萬以上的豪宅稅、雙張會的「房價兩年跌三成」、囤房稅及國稅局查稅等消息，已經對購屋人的心理造成衝擊，雖然現階段民眾買賣或持有房屋的實質稅金增加有限，但主管機關的連續出招，已經打擊到「民眾對房價上漲的預期」，短期房市買氣趨於觀望的氣氛難以改變，對建商的業績而言也將受到影響，營建族群恐難脫狹盤格局。
