【時報-台北電】伴隨台南晶英酒店正式試營運，大台南老地區的五星級酒店進入競爭白熱化，尤其是大億麗緻酒店與台南晶英酒店，同位於西門商圈同一塊產權同為國泰人壽所有的基地上；此外，無獨有隅地，兩家酒店的總經理都是女性掌舵者，未來如何「競合」，攸關市場大餅變化。

大台南地區自2002年大億麗緻酒店，成為全台南市第一家五星級酒店之後，12年間，陸續有台糖長榮大飯店，以及香格里拉台南遠東國際大飯店等同業加入，今年再有台南晶英酒店加入，預定今年底之前，還有老爺酒店、國泰商旅加入，並且首次叩關大台南市場。

香格里拉台南遠東國際大飯店與台糖長榮酒店，雖同位於台南市東區，然遠東位於成功大學旁，台糖長榮酒店臨台南市文化中心，兩家距離車程約20分鐘，各有其不同的訴求族，然而新開幕的台南晶英酒店與大億麗緻的房東，都為國泰人壽公司，形成同塊基地，兩家星級飯店同台競爭的新局。

台糖長榮酒店總經理鄭東波表示，今年將是大台南地區星級飯店同業市占率變化最多的一年，明年各家的平均住房率，是否還能維持70％以上，甚至挑戰80％，關鍵在於能否將該市場大餅作大？

台南晶英酒店總經理李靖文指出，該飯店的強項除了鐵板燒與牛排餐之外，一個平面可席開120桌的宴席，將是挑戰該市場的最大利器之一，同時，該場所也能依顧客的需求一分為三，換言之，20桌起的喜宴，都能擁有獨自空間的舞台與宴會廳。

李靖文強調，同業絕非競爭，尤其與緊鄰的大億麗緻酒店，未來期望能達到相互良性競爭，卻又能合作，共同將該商圈的餅作大，讓更多的國內、國外的旅客，第一首選都是選擇住在台南的西門商圈內。

甫於4月1日履新的大億麗緻酒店總經理嚴心誼重申，任何市場都有競爭，可是若能良性競爭，有助於提升自我品質，最大的受益者，將是消費者，相當樂於與晶英酒店共榮，一起將此間市場的質不斷精進，達到雙贏新局。（新聞來源：工商時報─記者陳惠珍／台南報導）

《傳產》中市南區推案量，上看150億

【時報-台北電】台中市南區在台中都會區鐵路捷運高架化動工後，將有五權站和大慶站，加上中興大學、中山醫學大學、國家圖書館、台中文化創意產業園區等學術機構，成為文學鼎盛的生活圈，吸引外來客購屋置產比例高，今年以來包括富宇、元城、同興協記、立緯、大松、立彩等建商爭相搶進推案，總推案量上看150億元。

其中，近3年來布局南區的富宇地產機構，繼「悠森學」、「晴美學」、「擎山」之後，329檔期推出位於文心南路與福田二街口的第4個新案「富宇綠都心」，每坪開價31至34萬元，總戶數近200戶，規畫3房、4房的首購與首換型產品，總銷30億元。

「富宇綠都心」副理陸運傑表示，南區房價近3年來漲幅逾3成，以「富宇綠都心」為例，3房總價逾1,100萬元，因此客戶年齡層由3年前的27至45歲，現已明顯提高到35至50歲，目前已購客戶群中，南區在地客約占3成，來自台北、桃園、雲林等外來客比例高，潛銷期間已售出近4成。

在中古屋市場部分，信義房屋中四區協理廖慶洲表示，相對於市中心的房價，南區顯得平價可親，尤其在台中鐵路捷運高架化動工後，南區將有五權站和大慶站，加上興大、中山醫大、國圖館等學術機構，打造便利且文風鼎盛的生活圈，也是不少在地客或外來客指定的置產區，目前客群以彰化南投雲林外縣市居多。（新聞來源：工商時報─記者曾麗芳／台中報導）
