投行唱空陸房市

對於今年大陸房市行情與銷量下滑，包括野村、瑞銀、瑞信、摩根士丹利均站在唱空大陸房市的一邊，認為房市調整期已經到來，住房供應過剩，加上開發商資金短缺，大陸房市將走下坡，甚至可能拖累今年大陸經濟成長率。

第一財經日報報導，稍早前，野村就已拋出「樓市崩潰論」，而香港媒體也喊出「聽到了冰山碎裂的聲音」。

中國國家統計局資料顯示，今年1~3月，全大陸商品房銷售量價齊跌，房地產開發投資、新開工面積、土地購置面積等資料均不好看。

另據中國指數研究院監測，4月份大陸100個城市中，近半數房價月增率下滑；4月，上海易居房地產研究院監測的30個典型城市新建商品住宅成交面積為1,266萬平方公尺，月減4.7％，年減21％。

野村認為，大陸的房地產調整已經開始。大規模的住房供應過剩，再加上開發商資金短缺，造成了住房市場的滑坡，甚至會拖累今年GDP增速放緩至6％以下。
